The Athenian Riviera, famed for its beaches along the sheltered Saronic Gulf as well as the renowned Temple of Poseidon, will soon be home to the largest urban regeneration project in Europe.
Set to offer the biggest coastal park in the world, with green areas bigger than the ones of Hyde Park in London, the project redefines the urban lifestyle. Boasting a 70:30 ratio of common green areas to buildable areas, the sustainable and vibrant community will be the hallmark of all luxury developments in the future. The city will prioritize green spaces over congested buildable areas and at the heart of The Ellinikon is The Ellinikon Park. Spanning 2 million square meters, the park will offer a variety of recreational activities and will play a crucial role in improving air quality, reducing noise pollution and fostering a sense of community. Beyond the many benefits, the massive park will also feature an array of green corridors and pocket parks which will contribute to the city’s overall sustainability and demonstrate how cities can be designed to mitigate the negative impacts of climate change and create a healthier, more livable environment.

As Athens’ most ambitious development in decades, the sprawling urban oasis is being created from the ground up with modern ‘smart city’ infrastructure, using advanced and innovative technologies. These technologies will make it so The Ellinikon will offer ‘15-minute neighborhoods’ in which all residences, offices, healthcare, hotels, shops, amusement parks, schools and playgrounds will all be readily accessible in a short 15-minute walk. From its 5G optical fiber network that will offer state-of-the-art connectivity to smart grid infrastructures that will monitor and reduce energy consumption, this modern city will use technology as an added value to the daily life of those who live and work there.
Built to improve but not intrude into daily lives, other technological offerings include a multitude of electric vehicle stations, IoT technologies in water supply and irrigation management, smart sensors and advanced AI algorithms for its underground networks and more. Best of all, the easy-to-use app brings all the services of The Ellinikon to your smartphone so booking amenities or bill payments are just a click away.

Offering a total of 8,000 new homes across numerous developments, the city is seeing an immense demand with coastal units already being 95% sold. Set for completion in Q1 2026, the Riviera Tower will be the tallest residential skyscraper in the Mediterranean. Offering 173 apartments with sea views across its 50 floors, the tower is the first green residential skyscraper in Greece and one of the greenest in Europe.
The Riviera Galleria will be home to more than 100 stores and be the first organized high-end retail and culinary destination in Greece. With a design inspired by the sailing ships crossing the Greek seas, the massive space will attract foreign designers’ boutiques and a variety of dining options including award-winning restaurants, elegant cafés and bistros. Little Athens will be completed in November 2027 and offers over 100 retail shops and a Bjarke Ingels-designed 50-meter tall building with 88 apartments called Park Rise.

Sitting along the pristine Athenian Riviera, The Ellinikon is also set to be a premier yachting location, with the Agios Kosmas Marina offering 337 berths at full capacity. Just steps from the marina, the development boasts numerous fishing harbors, nightclubs, water sports clubs, restaurants, and even outdoor cinemas–all of which make it the perfect spot to dock a yacht. Providing beach access of up to 1 km to everyone, the marina will be able to accommodate boats of differing sizes up to and including super yachts of up to 80 meters.
Built on the pillars of decarbonization, circularity, and well-being, one of the many impressive sustainability measures is its underground Wastewater Treatment Plant that will have the capacity to clean 10,000 cubic meters of urban water per day. It will also be home to the Ellinikon Mall, the first mall in Greece to achieve LEED Gold Certification and make use of artificial intelligence and a multidimensional entertainment experience to become the shopping mall of the future. The first phase of the project which will include all the commercial and residential developments is expected to be completed in 2026.
